A31 is a creative multi-disciplinary group of architects, designers, engineers and project managers, based in Athens Greece. The studio was founded in 2003 by architect Praxitelis Kondylis and joined by founding partner and civil engineer, Panagiotis Karras in 2007. Our projects range from seemingly modest structures to expansive building complexes. We work across private, social, cultural, and public sectors.
A31 offers a specialized set of skills across architecture, interiors, product design & construction. We pride ourselves in taking the utmost care during all stages of a project and are driven by a desire that each project should leave a positive legacy within the space and landscape it occupies. Our focus lies in creating functional and well-engineered spaces, known for their considered layouts, compelling narrative and honest construction methods.
A31 has gained recognition through awards, international competition wins, and exhibitions in various cities such as; Athens, Barcelona, Budapest, Bilbao, London, Ljubljana, New York, Nicosia, etc. Its work has been featured in both Greek and international publications.

Praxitelis Kondylis was born in Athens. He graduated from the Technical University of Budapest (TUB), School of Architecture, obtaining a MSc degree in Architecture and Architectural Engineering. He further advanced his academic background at the Universitat Politècnica de Catalunya · BarcelonaTech (UPC), where he obtained a MArch degree in Interior Design, whereas he fulfilled his pursuit of scientific knowledge by attending the PhD program “EL SENTIDO DE LA ARQUITECTURΑ MODERNA” at the Escola Tècnica Superior d’ Arquitectura de Barcelona (ETSAB) held by Helio Piñón, professor and partner of Enric Miralles.
He collaborated with several architectural firms in Barcelona, Carlos Ferrater among others, whereas in 2003 he established his own architectural studio, A31 architecture, in central Athens. His work has received several international awards and distinctions. Various projects and articles of his have been published both in the Greek and International press.

Panagiotis Karras was born in Athens. He is a graduate of the Technical University of Civil Engineering of Bucharest. Quite soon he started working with construction companies, both in designing and erecting industrial steel structure buildings as well as in significant building projects. Having worked next to notable engineers, he has also acquired experience in constructing large scale buildings for the public sector.
He has participated in the “Municipal buildings energy efficiency” program of the Local Union of Municipalities and Town Councils of Attica (TEDKNA). He is a member of the Technical Chamber of Greece (TEE).

Ioannis Davaris is a young architect based in Athens, Greece. He holds a Diploma in Architectural Engineering from the National Technical University of Greece (2022), as well as an MAS in Urban and Territorial Design from ETH Zurich (2023). While studying he worked in architectural and urban planning offices in Athens and Zurich, where he engaged in projects of different architectural scales, addressing ecology and environmental sustainability. Eager to explore new challenges, and experiences while developing his soft skills. In his spare time, he is actively involved in various sports.

Nikolaos Pappas completed his studies in 2000, at the English Department of Civil Engineering in Bucharest, Romania. He worked with leading companies (ΑΚΤΩΡ ΑΤΕ, AECOM LIMITED, SALFO etc.) in the field of real estate development, investment and management. He engaged in the study, supervision, and management of construction sites in various technical projects, housing, shops, hotels, airports, and highways. He has been working with A31 since 2020 dealing with construction site management and project budget estimation.

Ioanna Siouti was born in Athens and grew up in Corfu. She holds an MSc degree in Civil Engineering from the Department of Civil Engineering of Democritus University of Thrace (2015). Her thesis was a research on Light Transmitting Concrete and its abilities. After graduating, she has worked as a Civil Engineer and Project Manager in various construction projects, including residences, hotels, and renovations. She joined A31 as an Associate in 2020 and is a member of the Project Management Team, and her responsibilities include construction management, permitting, budgeting and material takeoffs.

Tania Livanou holds a diploma in Civil Engineering from National Technical University of Athens (2021), with a specialization in structural engineering. In her diploma thesis she unleashed her interest in design by experimenting with Computational Design methods, Architectural and structural design. Before joining A31, she contributed to non-profit associations by organizing some of their events and she obtained experience by working in construction companies. In her leisure time she delivers training sessions related to soft skills and she visits art galleries.
